The developer scoffed before turning his attention to Dexter. “I have a final offer to present to you. Unfortunately, my attorney uncovered a utility easement that runs right down the middle of the property, which lowers its value substantially. I have the offer in my car.”

Dexter smiled. “Is that a fact? A utility easement, huh? Funny how this has been in my family for generations, and this is the first I’ve heard of it.”

Wayne shrugged, looking bored. “That’s island government for you. They probably never notified your family. I’m making you a very fair offer, Dexter. I’d suggest you sign now, before the value decreases further.”

The old timer was openly laughing now. “You really are a piece of work, aren’t you, son?” He shook his head. “No, Mr. Timmons. I don’t think I’m goin’ to accept your offer.”

Wayne stiffened, the bored look gone now. “That would be a mistake.”

Jack couldn’t stay quiet any longer. “Oh, shut up, you prick. He’s not as stupid as you think he is. Did you really think he’d just blindly accept your half-assed low-ball offer?”

Timmons clenched his jaw so hard his lips had nearly disappeared. Beavis and Butthead took two steps closer, while Jack placed both hands on his hips. “You’re too late, anyway. The property has already been sold.”

His spirit soared as Wayne’s face went blank. But his surprise was quickly replaced by snarling fury. “You better be kidding. You’re about to have your face rearranged, kid.”

“Kid?” Jack laughed. “I bet I’m only a few years younger than you. Look, you lost. If you hadn’t gotten greedy and tried so hard to recruit Sara, you might have been successful. She’s also not as stupid as you thought.”

“Sara? The hairdresser? What’s she got to do with anything?”

White hot fury laced through Jack, and he stepped toe to toe with Wayne. Pirate Dude and Earring closed in tighter behind the developer. “She has everything to do with it, you son of a bitch.”

Wayne burst into laughter. “Oh my God! This is hilarious. She’s your girlfriend, isn’t she?”

Jack remained silent, clenching his right hand as he glared at the developer.

Wayne’s grin was replaced by a sneer. “Don’t overestimate her importance. She was simply a means to an end. And maybe a piece of ass.”

Without even thinking about it, Jack drew back his arm and smashed his fist into Wayne’s jaw. Timmons’s sunglasses flew off and skittered across the rock as he stumbled back into Earring’s arms. Jack shook out his throbbing hand, and a grim smile rose as satisfaction washed over him. He stood lightly balanced on the balls of his feet, ready for anything now.

“Oh, you little piece of shit. You’re going to pay for that.” Wayne extricated himself, rubbing his jaw. Then he turned to Pirate Dude and Earring. “Beat the living hell out of him. Right now.”

Both men focused on Jack. Dexter gasped, taking a large step back. Pirate Dude’s face broke into a grin, and he moved forward, totally focused on Jack as he balled his right hand into a fist. Time slowed, and Jack’s vision became crystal clear as he shifted his balance evenly, adrenaline coursing through his body. The atmosphere crackled with electricity, but no one spoke.

In the silence, a small, instantly recognizable sound filled the air—the snick-snick of a gun’s slide being pulled to chamber a bullet. “I really wouldn’t do that if I were you.”

Jack whipped his head around. Alex stood at his side with a large pistol in his right hand.

Where the hell did he come from?

Aiming the gun at the ground, Alex held it casually, like it was an extension of his hand. The former SEAL stared with absolute authority at the three men before them. “I think it’s time for this little party to end.”

Wayne let his hand fall from his jaw, eying Alex warily. Wide-eyed, Pirate Dude and Earring both rushed their hands up in the air. Despite the tense situation, Jack found the action almost comical.

These clowns are the worst henchmen ever.

Wayne drew himself upright. “Not until Dexter and I finish our business.”

“You’re not listening, you idiot,” Alex said, his voice tight and hard. He was dressed in an olive-green T-shirt and camo pants, which explained why Jack hadn’t seen him. “It is over. Hope and I are buying the property. We signed the contract yesterday.”

Earring placed a restraining hand on Wayne’s arm, his eyes glued to the gun. “Come on, boss. Let’s go.”

“Alex is right,” Dexter said with a slight waver in his voice. “We all signed at an attorney’s yesterday.”

Wayne jerked his arm away, glaring at Earring. “Piss off. Run away if you’re so scared of him.”

Alex slowly approached. He made nearly no sound, moving like a wraith as a cold, dangerous smile rose on his face. He stopped right in front of Wayne as Pirate Dude and Earring backed away. Wayne straightened his spine, like he was trying not to step backwards.

Alex spoke with a deadly quietness. “You should be scared, Timmons. You really don’t want to test me.”
